Environmental Due Diligence

Environmental due diligence is an essential first step to protect landowners from environmental liabilities. From localized property acquisitions to community-wide redevelopment initiatives, Downstream Strategies’ reliable environmental due diligence practice sets the foundation for a successful project.

Downstream Strategies’ in-house team has successfully provided environmental due diligence services to a wide range of commercial sector, non-profit, and governmental clients. Our thorough approach focuses on our client’s individual needs and our reliability keeps our clientele coming back.

Phase I/II Environmental Site Assessments
Our Phase I/II Environmental Site Assessments (ESAs) are conducted by qualified Environmental Professionals in accordance with current ASTM standards to meet the All Appropriate Inquiries (AAI) Rule (40 CFR Part 312). ESAs ensure landowner liability protections during real property transactions, protecting landowners and providing peace of mind.

As part of the ESA process, Downstream Strategies also provides non-scope assessment services, including but not limited to asbestos, mold, lead in drinking water, lead-based paint, wetlands, threatened and endangered species, and radon.

When Recognized Environmental Conditions (RECs) are discovered during the Phase I ESA process, our extensive experience with site investigation methodology makes transitioning into Phase II ESA activities seamless, facilitating fast results to move your project along.

Environmental Assessments
Environmental Assessments (EAs) are documented reports of environmental consequences of a proposed project or action. These reports are part of an environmental review process under the National Environmental Policy Act (NEPA). Many government agencies and grant-issuing organizations require EAs on potential projects prior to the release of funds. Downstream Strategies has experience working with a wide range of clients on EAs and Environmental Impact Assessments and can provide the guidance needed to get your project started.
